Summary: A homeowner replaced his front deck in June of 2024, in Aug of that same year, he had a conversation with the HOA president with no issues reported. Between August and January 2025, the Assocation architectural committee performed 2 “walk arounds” looking for violations, with no violation issued to the homeowner during this time. In Jan 2025, the homeowner spoke out at the annual meeting in disagreement with how the board was handling a legal matter regarding the Library Hill Easement. Almost a year after this deck was built with no issues being reported, the homeowner was targeted by the HOA President 10 days after the annual meeting and told to remove the deck and Gazebo.

Summary: A non-HOA homeowner with a legal easement driveway through HOA property on Library Hill has approved city permits to develop his land to build on his property. However, the city cannot release the permits without the approval of the HOA. The city requires the easement driveway be paved prior to development. In its current state, the easement driveway is gravel. The HOA president has denied this request based off his claim that there is a liability and safety issue. However, we have obtained documents that show that the HOA is attempting to solicit the homeowner of $20,000 to get this approval.

On January 29th, 2025, during the Annual Owners meeting, it was brought to the attention of Board Members and the community at large of the fire danger posed by the Graham Oaks Nature Park. A committee was formed to address these risks. Thanks to many hours of hard work by this committee, additional action was taken by both the City of Wilsonville and Metro. These actions addressed the reduction and/or planned reductions in fire fuels to help make our community safer by creating a fire break between the park and homes, reduction in fire loads, and a mitigation plan to keep vegetation growth at bay.

April 4th, 2025 – Members of the Fire Safety Committee met with Wilsonville City Mayor Shawn O’Neil, Wilsonville City Councilor Adam Cunningham, Wilsonville City Assistant City Manager Jeanna Troha, Metro Councilor Gerritt Rosenthal, Metro Parks and Recreations Director Kris Ammerman. A walkthrough of the Graham Oaks Nature Park and Merryfield park was conducted. City leaders expressed their desire to make this a priority to mitigate fire risk to the community. In their follow up, these officials notified us that before July 4th, 2025 they are planning to mow, chip and thin a space of 30ft as a fire buffer between the nature park and Merryfield homes.

A Very Special Thank you to this Committee, Metro and the City of Wilsonville!
